The Early Bird Gets the Worm May Be 2022’s Real Estate Story

Many people believe spring is the best time to sell their homes. And for fair reason. Historically, 40% of home sales do occur between the months of April and July. But don’t get confused, spring doesn’t always equate to the highest sales prices of the year. This year, we believe the highest prices will be achieved in the first half of the year with the first quarter being phenomenal for Sellers. Here are some of our reasons for listing your home now:

  • Many Sellers plan to list their homes this year: A recent study by Realtor.com reveals that many Sellers plan to list soon. The law of supply and demand tells us that if you want the best price possible, and to negotiate your ideal contract terms, put your house on the market when there’s strong demand and less competition. Current inventory remains low. Highest prices happen when inventory is the lowest, creating more competition amongst Buyers.
  • Buyers are looking now and they are ready to purchase: The ShowingTime Showing Index reports that more than six million property showings are scheduled across the country each month. We use this as a gauge for how many Buyers are presently looking at homes. The index reveals that Buyers are active, and that those looking are serious, meaning you won’t necessarily be inconvenienced by the casual searcher. 
  • There will never be a better time to move up: If you’re moving into a larger, more expensive home, consider doing it now. Prices are projected to appreciate by approximately 5% over the next 12 months. And right now, you can lock in a 30-year, low 3’s mortgage rate. Mortgage rates are expected to rise as much as four times this year.
  • It may be time to make a change: Consider your reasons for selling and determine whether it’s worth waiting.
